West Centerville welcoming more stores

CENTERVILLE — Certain types of stores may end up finding a new home in Centerville.

The Centerville City Council is considering a zoning change that would allow specialty retail into the I-H (Industrial-High) area on the city’s west side.

The possibility, which is currently being researched by city staff, was recommended by the planning commission during discussion of a possible zoning change for another building.

“The planning commission was open to considering some specialty-type retail uses in the industrial park,” reads the recommendation that the commission sent to the city council. Possible conditions for specialty-type retail include sizing restrictions. “The idea seemed compatible to them due to other sales activities that are currently allowed.”

Most of the retail currently in the area is connected to other services, such as the tile stores that also do installation or the car dealerships with the showroom floor. The building that first sparked the zoning change discussion is Wilde Arrow, which hopes to bring an archery range and related store into the old Guitar City building.

Since neither of those uses were allowed under the old zoning (the archery range would be considered entertainment rather than a related service), the company requested that the zoning be amended to include either “General Retail” or “Recreation and Entertainment, Indoors.”

Though the planning commission felt that the “General Retail” change would open the area up to too many stores (including Wal-Mart-type stores), they decided that “Recreation and Entertainment, Indoors” would work since the indoor range would be the major use of the building.

Now that the zoning has changed, other types of businesses that will be allowed in the zone include music schools, gymnastics and dance studios, handicraft and hobbies instruction, martial arts training, and swimming clubs.
