Mixed use debate continues

FARMINGTON -- It now appears Farmington will fall short of its Feb. 10 deadline to create the text for the city's new Neighborhood Mixed Use zone (NMU). Reporting the city planning commission Jan. 17, city planner David Petersen noted that, based on issues raised during a meeting of special study committee, he feels the deadline is untenable. The committee, comprised of planning commission and city council members, interested residents, developers and others, met earlier that same day. Apparently, the issue of what may happen with a parcel of proposed NMU zoned property in North Farmington was still very much in mind.

"People are still concerned about the size of the 'big box' (grocery store) in that plan," said Petersen. "They also want more information on its possible impact on Smith's. A major issue was transportation, specifically its impact on Main Street."

"We're just not in a position to accept the NMU texts until we get more information," planning commission member Jim Talbot said in agreement. "We don't want to be in a position of trying to alter the NMU to fit the development, but if this development doesn't go then others may. And we need to address transportation issues with regard to Main Street and the frontage road."

According to Petersen, the study committee may need another meeting or two to deal with the outstanding issues.



The city will also have to contact the Utah Department of Transportation on road issues.
